We are seeking a highly organized and experienced Estimator to be involved with cost oversight on all projects. Your primary responsibility will be to analyze blueprints and other documentation to prepare time, costs materials and labor estimates. This is a direct hire position located in Ontario, CA with a salary ranging from $79,000 to $85,000, depending on experience.
Key Responsibilities:
- Lead estimates end-to-end, from bid invite and scope review through final pricing and owner presentation.
- Analyze drawings, specifications, existing-conditions surveys and destructive-testing results to prepare rehab cost estimates, and call for surveys or testing where conditions are unknown.
- Build unit-by-unit scope matrices and alternates for occupied and unoccupied rehab, unit turns and scattered-site renovation.
- Price building-envelope, waterproofing and window replacement, MEP upgrades, and accessibility (ADA/CBC 11B) upgrades on existing buildings.
- Carry hazmat (asbestos and lead) allowances and set contingency for unknowns based on building age, condition and test results.
- Price phasing around residents, including temporary relocation, unit hand-back sequencing and occupied-building protection.
- Take part in owner and developer pricing conversations, including budget reviews, scope clarifications and alternates.
- Manage the submission of bids and proposals, ensuring all bid documents are complete and submitted on schedule.
- Prepare estimates for use in selecting vendors or subcontractors and lead bid evaluations and scope leveling.
- Prepare detailed bid package documents using ProEst and Building Connected, including accurate cost breakdowns by unit, building and phase
- Build funding requirements into pricing on affordable-housing work.
- Maintain records of estimated and actual costs, reporting regularly to management on the financial status of ongoing projects.
- Implement quality control measures that ensure the accuracy and completeness of all documents.
- Analyze completed rehab projects to compare estimated costs to actual costs, including contingency and allowance use, and determine the reason for any discrepancies.
Requirements:
- Bachelor’s degree in Construction Management, Civil Engineering, or related field preferred.
- 7+ years of construction estimating experience [adjustable], including multifamily rehabilitation or renovation work
- Experience pricing existing-building scope, including hazmat, envelope, MEP and accessibility upgrades.
- Working knowledge of prevailing wage, Davis-Bacon, Section 3 and BABA requirements on publicly funded affordable housing.
- Strong technical skills with estimation software (e.g., ProEst, Building Connected, Bluebeam) and familiarity with ProjectSight/Trimble.
- Experience leading or mentoring estimators.
- Ability to travel to job sites for walks, existing-conditions surveys and pre-bid meetings (approximately 20% travel).
