Position Summary:
We are seeking a highly organized and experienced Field Project Manager to oversee the day-to-day operations of a high-profile modular construction project near USC. This transitional housing project requires coordination with multiple public entities to include Metro Link, City of LA, County of LA and multiple engineering firms. Professionalism and the ability to communicate clearly, both verbally and in writing, are essential. For this project, the slab and underground work are complete, and the modular units have been delivered. Remaining tasks include cladding, framing, site work, waterproofing, electrical installation, and elevator assembly.
This role is perfect for a seasoned Superintendent ready to take on expanded responsibilities or an emerging Project Manager with a strong field background. Experience in modular, hotel, renovation, or ground-up construction is valuable, but future projects in the pipeline will require a solid foundation in multifamily/affordable housing, including new construction and rehabs.
This is a direct hire position with a salary range starting at $120,000 to $150,000, depending on experience.
Key Responsibilities:
- Safety & Site Management
- Maintain a safe work environment; ensure OSHA/Cal-OSHA compliance
- Conduct weekly site safety meetings with subcontractors
- Ensure all subcontractors have up-to-date safety and insurance documentation
- Maintain clean, orderly, and secure job sites daily
- Field & Subcontractor Oversight
- Lead subcontractor coordination meetings
- Track progress and ensure scope, quality, and timelines are met
- Inspect units and take necessary documentation before and during work
- Coordinate deliveries, logistics, and workforce planning on-site
- Address performance or safety issues with written documentation as needed
- Project Scheduling & Documentation
- Create and update Microsoft Project schedules (master + weekly look-ahead)
- Distribute weekly schedules to subcontractors and the client
- Maintain detailed daily reports with photos of site progress
- Attend and contribute to weekly client meetings and monthly draw meetings
- Cost & Quality Management
- Ensure work meets project specifications and industry standards
- Monitor budgets and track costs; alert Senior PM to any changes or additional costs
- Assist in collecting and coding invoices for draw submissions
- Communication & Coordination
- Liaise with public agencies, engineering consultants, and property management
- Participate in and document weekly project meetings and RFIs/submittal logs
- Communicate progress and jobsite notices to stakeholders
Requirements:
- 5+ years of experience in construction management, field supervision, or project coordination
- Strong understanding of modular and/or multifamily construction
- Ability to read and interpret blueprints, plans, and specifications
- Experience working with public entities and multiple consultants
- Proficiency with Microsoft Project, Procore, or equivalent tools
- Excellent communication and leadership skills
- OSHA 30 certification preferred
